Pay: $20.00/hr

Pay Frequency: Biweekly

Position Hours: 20-25 Hours/week

FLSA: Non-Exempt


ESSENTIAL DUTIES AND RESPONSIBILITIES:


PREVENTIVE MAINTENANCE/SAFETYChecks and replaces exterior lighting on a regular basisAlways maintains awareness of proper safety precautionsConstantly observes condition of apartment property throughout the community and immediately reports and/or initiates action to correct unsafe conditionsAware of all utility meter cut-offs and apartment and fixture cut-offsEnsures that storage areas always remain locked when not in use

GENERALFrequently walks the property and removes litter, debris, cigarette butts and pet droppings, ensuring all areas always remain neat and free of litterPerforms "trash-out" duties at vacated apartments daily including removing all abandoned furniture, trash, and boxes and transferring to dumpster or storage areaTransfers trash and other items left outside of dumpster into pick-up and sweep area and keeps dumpster/compactor doors closed on windy daysDetails property on a regular basis including cleaning/raking shrub areas, shoveling mud, and using blower to keep sidewalks and walking areas clean of loose grass and brushRepairs and replaces windows, screens, and sliding glass doorsPerforms routine maintenance on property as requested by managerAssists with various physical tasks as directed such as tearing down fences, digging post holes, and carrying abandoned furnitureAssists with "make-ready" duties when requested by the manager or senior maintenanceCleans and maintains storage and shopPerforms interior and exterior painting duties including carrying buckets of paint from storage area to work site when requestedFollows procedures and completes minor and routine service requests when requested by manager and/or senior maintenance technicianChanges locks, rekeys, and makes keys as neededDistributes resident communications to residents such as upcoming events, pest control notices, and newslettersPerforms work area clean-up and safety related functionsAssists in keeping grounds neat and free of rakes, sweeps, and shovelsPerforms any additional duties assigned
