Preconstruction Team Member

HarperXS works collaboratively with owners and design engineers to procure quality projects that meet our client's needs, earn a fair and reasonable profit and satisfy our stringent requirements for scope, accuracy, budget, schedule and safety. The goal of the Preconstruction Team is to procure profitable, well-defined construction contracts for the HarperXS team to execute and provide accurate and personal service to our clients. This role will focus on commercial interiors estimating, however, may be expected to work on general contracting estimating for various projects as necessary.

HarperXS is focused on executing construction projects within active facilities and occupied spaces. It is the expectation of HarperXS that candidates be experienced working within this industry. HarperXS fully expects candidates to be willing to comply with client requirements and educate themselves on the conditions and expectations of working within their facilities.

Essential Functions:

  • Learn components of the preconstruction phase of a project and assist in critical project decisions relating to constructability function and cost.
  • Assist the Preconstruction Manager on deliverables, estimates, and client communication as necessary.
  • Begin to understand and follow: Construction/preconstruction contracts, project planning and scheduling, client relationships, cost controls, risk management and mitigation, value engineering.
  • Demonstrate a capability and willingness to learn basic requirements and competencies of commercial general contracting.
  • Assist in communicating with the client and engineer related to design and planning of the project: Understand issues and assist in resolution, understand client's goals and wants, understand engineer's goals and style.
  • Learn to prepare construction cost estimates: Understand what the work requires and their costs, understand risk and scope gaps and how to mitigate them, understand how to clearly document estimating.
  • Learn to prepare construction proposals: Understand risk and inclusions/exclusions, understand client expectation and intent, begin to understand technical proposal and contract writing.
  • Participate in meetings with engineers, clients and trade partners: Learn project scope and approach, learn how to interpret existing conditions and as-builts, learn operational and budget constraints, learn need for documentation (minutes) and follow up.
  • Assist in processes to ensure precon data is current and accurate.
  • Assist with face-to-face meetings, site visits, interviews, etc.
  • Learn to manage document project design changes: Including their impact to cost, constructability and schedule, including tracking changes for clear communication, including noting assumptions or exclusions.
  • Assist in communicating and coordinating with trade partners: Help manage trade partner/supplier quotes and proposals, verify understanding of project scope with trade partners, document quote/proposal clarifications or assumptions.
  • Ability to manage multiple phases of design detail and pricing: Document changes between design revisions or alternates, communicate changes to trade partners, develop clear client-facing deliverables showing cost and schedule changes.
  • Assist the Preconstruction Manager in determining the sequencing of construction and precon activities.
  • Learn components of a construction project schedule: Understand critical path, understand the actualities of a jobsite, understand time-risk, understand activity durations.
  • Learn to update an active Preconstruction Schedule: Includes clearly communicating it to the clients, includes understanding what will negatively affect the schedule, includes understanding the critical path and its changes.
  • Ability to meet a proposal or bid deadline: Understand urgency and critical steps to meet deadline, able to change tasks quickly and effectively.
  • Navigate and resolve conflicts regarding design and constructability: With trade partners, with engineers, understand when lack of communication or clarity is an issue; resolve effectively.
  • Begin to understand estimating software; develop and maintain a useful cost database and historical project lists for future projects.
  • Learn to perform quantity takeoff accurately and efficiently.

  • Microsoft Office Suite; Procore a plus.
  • Demonstrate basic understanding of construction documents including: Plans/drawings, construction contracts, specifications.

Supervisory Responsibilities: None. Work Environment: Typical office hours, Monday Friday, 8 AM 5 PM. Hours may vary depending on demand. 80% Sitting, 20% standing or walking. Physical Demands: This position is required to work in a variety of conditions relative to construction jobsite environments and must be able to perform the physical requirements of the job, as assigned. This role may require walking over varied terrain, climbing, stooping, bending and lifting. Lifting requirements vary from minimal loads to heavy; but help is always available with heavier loads. Travel Required: Travel requirements are based on Project Assignment. The responsibilities of this position will primarily be performed in the Upstate of South Carolina with minimal (10% or less) overnight travel. When assigned to a project outside of your Primary Work Area or Geographical Work Area you will follow the guidelines in our "Travel Policy." There may be a business need for overnight stays when working on a project some distance from your assigned office or your home. A valid US Driver's license is required.

Education and Experience: Bachelor's degree in an engineering discipline or construction management. Experience with Harper GC may be a plus. Additional Eligibility Requirements: None.
