New Home Sales Assistant /Associate (Builder Representative in Training)
DESCRIPTION:
The New Home Sales Associate provides onsite administrative and sales-related support, representing their appointed community and the Builder Brand. This is a training role that reports to the on-site Builder Representative and Vice President of Sales and Marketing.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
• Act as a sales representative in directing and greeting prospective customers; and provide tour of model describing features and soliciting customer feedback as required.
• Assist in maintaining the appearance of Sales Centers, Show Homes and Models including general cleaning of the Sales Center and Models as needed such as vacuuming, sweeping, replacing burned out light bulbs and notifying Sales & Marketing Administrator of maintenance needs.
• Ensure the community is professionally represented and sales center is maintained as scheduled and/or required.
• Provide assistance to Builder Representatives in following up with customers and prospects; and marketing the community by creating and distributing flyers and contacting sales agents.
• Manage "show homes" needs including preparing new request, selection approval, and inspecting "show homes" under construction weekly. May support Builder Representative in taking and sending updated "show home" photos to the Marketing Department.
• Perform the following administrative-related tasks:
- order supplies as needed;
- assist in maintaining collateral and advise appropriate personnel when additional collateral is needed;
- assemble marketing brochures and material for community;
- assist in maintaining prospect/customer files;
- maintain Sales Simplicity customer database entering new and updated prospect/customer information as needed
- Update and maintain competition spreadsheet
• Provide assistance to Builder Representatives in processing and preparing contracts for the customers' signature as needed.
• Attend and actively participate in all departmental functions e.g., weekly sales meeting, sales training (including role playing), and sales software training as scheduled.
• Distribute monthly gifts to local real estate offices in the event that the Builder Representative cannot. Requires reliable transportation that can accommodate large, or a large number of, items.

Education and/or Experience: Associate's degree (AA) or equivalent from two-year college or technical school; or two or three years related experience and/or training; or equivalent combination of education and experience. Real Estate license is preferred, but not required.

Availability: Must be able to work weekends and attend training, events, and meetings as required.

Language Skills: Strong written and verbal communication skills. Effectively interact with customers, sales agents, land development companies, select mortgage banks, and colleagues. Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence. Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization.

Mathematical Skills: Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, and percentages. Ability to apply concepts of algebra.

Reasoning Ability: Ability to read and interpret documents such as procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of an organization.

Computer Skills: To perform this job successfully, an individual should have knowledge of Contact Management systems such as MS Outlook and be proficient in MS Office's Word and Excel.

Other Skills and Abilities: Must be an independent thinker ready to take on new projects and accept direction and change while working under deadlines. Must be able to adapt to changing workloads and possess the ability to reprioritize work accordingly. Job often requires working under pressure while interacting with all levels of employees. Requires strong organizational skills and the ability to remain positive in a changing environment.
