DUTIES & RESPONSIBILITIES
Prospective Project Due Diligence: Conduct thorough due diligence on potential development sites, including site analysis, feasibility studies, and risk assessments to inform project planning and decision-making.
Consultant and Permitting Management: Manage third-party consultants, architects, engineers, and environmental experts to facilitate the permitting process and ensure compliance with all regulatory requirements.
Plan Development: Collaborate with design teams to develop detailed site plans, ensuring alignment with project goals, zoning regulations, and community standards.
Bidding & Onboarding Contractors: Completing buyout, scope of work review, subcontracts negotiations, and following insurance & bonding policies.
Budget and Schedule Maintenance: Develop and maintain comprehensive project budgets and schedules, monitoring progress and adjusting as needed to stay on track.
Construction Administration: Oversee construction activities, including contractor selection, contract negotiation, and on-site management to ensure quality and adherence to project plans.
Issue Resolution: Identify and resolve project challenges quickly to keep timelines and budgets on track.
Reporting: Prepare and present regular project updates and reports to senior management and investors, highlighting progress, challenges, and solutions.
SKILLS / EXPERIENCE REQUIREMENTS
Experience: 5+ years of experience in residential land or lot development, civil engineering, or municipal planning/building.
Strong knowledge of the entitlement process, zoning, and permitting.
Experience managing site development or infrastructure projects.
Education: Bachelor's degree in construction management, civil engineering, or urban planning preferred but not required with a strong trackrecord of experience.
Critical Thinking: Highly developed critical thinking skills, with the ability to analyze complex problems and develop innovative solutions under constrained resources.
Communication: Excellent verbal and written communication skills, capable of conveying complex project assessments and solutions clearly to diverse audiences.
Organizational Skills: Strong organizational abilities, with the capacity to manage multiple projects simultaneously and prioritize tasks effectively.
Technical Proficiency: Proficiency in Microsoft Office Suite, project management software & tools.
Integrity and Drive: Self-starter with a high levels of integrity and an entrepreneurial drive.
